Patriot Holdings Appoints Kellen Kalso as Chief Operating Officer

Experienced operations executive to lead manufactured housing, flex industrial, and self-storage operations across the firm's national portfolio


Las Vegas, NV — Aug. 28, 2026 — Patriot Holdings, a vertically integrated commercial real estate investment firm, today announced the appointment of Kellen Kalso as Chief Operating Officer. Kalso leads operations across the firm's portfolio of manufactured housing communities, flex industrial parks, and self-storage facilities, reporting to Founder and Chief Executive Officer, Jeremiah Boucher.


In the role, Kalso will lead Patriot's operating strategy across all three asset classes, working collaboratively with the firm's existing leadership teams to build on the strong foundation already in place. His focus will include scaling operational systems and processes, strengthening consistency across markets, developing high-performing teams, and delivering an exceptional experience for Patriot's residents, tenants, and customers.

Patriot operates three distinct businesses — manufactured housing, flex industrial, and self-storage — each with unique operating requirements. What connects them is the need for disciplined execution and a consistently high level of service. As Patriot continues to grow nationally, Kalso will focus on creating and augmenting the systems, standards, and infrastructure necessary to deliver that experience at scale.


Kalso brings more than two decades of leadership experience across hospitality and institutional real estate. His background includes leadership roles with The Walt Disney Company and several of the nation's largest institutional self-storage owners and operators, where he led large-scale operations, built high-performing teams, and drove operational consistency across growing portfolios.


Boucher pointed to the hospitality component of Kalso's background as an important differentiator.


"Disney is not a real estate company. It is one of the best operating companies in the world at taking an enormous, complicated system and making it feel simple to the one person standing in front of it," Boucher said. "That is the same problem we solve with a different product. A resident calling about a water line does not care how many communities we own. A business owner signing a 3,000 square foot bay does not care about our fund structure. They care whether we do what we said we would do."


That service-oriented mindset will be central to Kalso's role at Patriot. In addition to overseeing the resident, tenant, and customer experience, he will focus on operating standards, performance management, cross-market consistency, and the connection between Patriot's investment strategy and asset-level execution.


The appointment is additive to Patriot's existing operating structure, with asset-level and regional leadership remaining in place. Kalso will work alongside those teams to strengthen infrastructure, share best practices across the portfolio, and support the company's continued growth.

Kalso formally joined Patriot in June 2026 and is already working across the portfolio with the firm's operating and investment teams as the company continues to scale its platform.
