All-Purpose Industrial Parks is the latest addition to Patriot Holdings' commercial real estate portfolio.
Although large industrial clients, such as 3PLs, manufacturers, data centers, and distributors are well-served by the plethora of developers building and improving massive warehousing facilities, we see an opportunity to serve the market needs of smaller scale businesses—specifically, small contractors, business owners, upstart eCommerce brands, and hobbyists are exhibiting surging demand for affordable, small bay industrial space designed to serve their unique needs.
All-Purpose Industrial Parks are a better solution for these business owners, as well as a variety of other tenants. For this reason, Patriot’s vision for All Purpose Industrial Parks is to offer affordable $500 to $1,500 monthly rents that will allow these individuals to have a dedicated professional and/or recreational workspace they can call their own.
Our plan is to develop or sub-divide large industrial facilities into units of 850 to 5,000 square feet of small bay industrial space. Fundamentally, we believe that a diversified base of smaller tenants will derive more value and generate higher total revenue on a per square footage basis, while simultaneously minimizing the risk of renting to one or two dominant tenants.
All-Purpose Industrial Parks will serve hardworking small business owners who cannot afford a 20,000 square foot facility but have outgrown their home or garage and want an affordable, professional, and reliable place to work.
All industrial parks that are acquired will be immediately rebranded to Patriot’s “All-Purpose” brand. By using the recognition of this existing asset in our portfolio, we will leverage management efficiencies and maximize property value through asset aggregation.
Investors who partner with Patriot Holdings will own equity stakes in recession-resistant assets, while benefiting from monthly cash flow, tax advantages, leverage, price appreciation, and surging institutional demand for these asset classes. You get to co-invest with a seasoned commercial real estate operator who has successfully navigated three major financial cycles (2001, 2008, and 2020) and produced superior returns for investors, year over year.
An investment in Patriot Holdings should be considered long-term. Investors should expect to commit their investment for a minimum of five (5) years and up to ten (10) years.
You can invest with cash or funds held through trusts, LLCs, LPs or corporations. In addition, you can invest through self-directed IRAs, self-directed eQRPs (Enhanced Qualified Retirement Plan aka Self-Directed Solo 401k Plan).
Currently, our investments are typically structured through an LLC, but we may consider other structures in the future. As an investor, you will own a membership interest in the LLC. Through this structure, investors have direct ownership in the individual investments or assets in the Fund.
